So, I just bought a campground in the Catskills ...

That headline might sound like the opening of a joke, but I assure you it’s not.

Earlier this week, I acquired Willowemoc Campgrounds — a 180-site RV park — with someone I met on Twitter, of all places. How Millennial of me, I know.

Here’s how it happened. In early 2022, I discovered something called ReTwit. It’s basically a group of like-minded people who congregate on Twitter to nerd out about real estate investing.

Last December, I received this direct message (aka DM) from a fellow ReTwit member, my now-partner, Matt Whitermore:

Matt and I jumped on a call and he told me about a great deal he'd been working on for over a year that he was still trying to get across the goal line.

I told him I wasn't interested in hospitality but after educating myself on the space and concluding that sometimes you have to step outside your comfort zone in order to grow, I was hooked.

The story of how this deal came together is a chapter unto itself, but here are the basics: The park sits on 70 beautiful acres about two hours northwest of New York City. It has 150 RV sites and 30 tent sites, plus room for expansion. The campground has been run by the same “mom & pop” owners for 43 years but they’re finally ready to retire and escape to Florida.

Matt and I are excited about making improvements to the property in order to take it to the next level and seeing what our newly formed joint venture can turn into (we already have an offer out on another deal!).
